House updateWell, I won the bid!!The house is going to be mine. We're waiting on the mortgage company/seller to get a couple things on their end straightened out and to be presented with the contract. Once I have the contract in writing and it's all fully executed and stuff then I can get my inspection done. After the inspection I get to get ahold of a general contractor to get a quote on all the rehab that needs doing. That's the fun part. There's a lot I want to do to the house but the initial rehab is going to be rolled into my mortgage. I'm trying to keep my mortgage as low as possible so I'm only planning on doing the basic absolutely must be done stuff up front. I have to finish out the bathrooms and put flooring in most of the house. The foundation may or may not need work and the roof may or may not need to be replaced. Only time will tell on these things. As for the rest of it.. Well, I'm going to be saving up as much as possible and renovating the rest on a cash basis a little at a time. I think the kitchen will be the first big thing I save up for. I'm just trying to decide if I should do the counters first or the floor and back splash. Or if I need to save up longer and do 'em all at once. Oh wait, j/k I forgot about the paint. .... Yeah... That's gotta go as soon as humanly possible. I just don't wanna pay a contractor to do it. I'm a pretty fair hand with a paint brush/roller. (protip: it's all in the taping) (protip two: more light coats are better than less heavy coats.) That's about all I've got for now.
